The site lies within Boston Spa Conservation area and sits adjacent to the listed bridge structure over the river Wharfe. The design allows for basement car parking at the lower level, plus two large apartments close to the river frontage. The plot is bounded on all sides with a right of way and has mature protected trees within the curtilage.
